Sales and LeasingBeckner & Associates, Inc.’s emphasis from the start has been on the sale and leasing of commercial properties. Our primary focus has been on the following markets: office; office-warehouse; and small retail and industrial properties. But, we have been involved in transactions for almost every type of real estate- apartments, large retail, and specialty niches such as church properties. We provide buyer/tenant representation to many clients and assist them in finding the right property to meet their needs. Each of these markets uses different lease terms and offers properties upon significantly different terms. Office leases for instance generally are offered on a “full service” basis which means the stated rental rate includes the cost of taxes, insurance and common area charges such as janitorial services and supplies, utilities, repair and maintenance, landscaping, trash, snow removal, etc. Retail leases on the other hand are usually stated as “triple net” which means all the common area charges are in addition to the base rent. Most industrial leases are in between these two with taxes and insurance included in the rate but not other costs. We assist our clients in evaluating and comparing different opportunities so they can determine the best choice. |
